Construction
Construction is the stage where months of careful planning become tangible reality. OZ Dream Homes employs experienced, full-time site supervisors who are on-site daily managing our trusted subcontractor network. Construction progresses through defined stages — earthworks and slab, frame, roof and lock-up, rough-in of mechanical and electrical services, plastering and insulation, fixing of joinery and fixtures, tiling and painting, and finally external works and landscaping. At each stage, mandatory inspections are carried out by your independent building certifier before the next stage begins. You are invited to attend key milestone inspections. Our client liaison team provides weekly written progress updates and real-time access to your build's photo diary.
What Happens at This Stage

- ✓ Timber or steel frame erection
- ✓ Roof structure and cladding
- ✓ Lock-up (windows, external doors, garage door)
- ✓ Rough-in — plumbing, electrical, data, HVAC
- ✓ Insulation, vapour barriers, and sarking
- ✓ Internal linings (plasterboard)
- ✓ Joinery, cabinetry, and staircase installation
- ✓ Tiling, painting, and flooring
- ✓ Fixtures, fittings, and appliances
- ✓ External works — driveway, paths, landscaping
- ✓ Stage inspections and certifier sign-offs
What to Know at This Stage
Attend all milestone inspections — base, frame, lock-up, and practical completion. These are your quality control checkpoints.
Avoid making variations once construction begins. Even minor changes can have ripple effects on subcontractor scheduling and cost.
Keep a construction diary — note dates, conversations, and observations during site visits. It's invaluable if any disputes arise later.
