In South Australia, most new residential buildings require both a Planning Consent and a Building Consent. Planning Consent is assessed against the relevant council's Development Plan (or the Planning and Design Code under the new system), considering factors such as height, setbacks, site coverage, and design compatibility. Building Consent certifies that your home complies with the National Construction Code (NCC), covering structural, fire, waterproofing, energy efficiency, and accessibility requirements. Standard approvals typically take 4–8 weeks. Complex applications involving heritage overlays, significant trees, or non-compliant designs can extend to 12 weeks or more. We build realistic timelines from the outset.

Planning and building consent fees are the owner's responsibility and are typically not included in the building contract. We provide an accurate estimate of these fees during the tender stage.

Outright rejections are rare. More commonly, council will issue a Request for Further Information (RFI) seeking design modifications or additional documentation. Our team handles all responses promptly.
