STAGE 05 OF 08

Tender & Contract

Transparent Fixed-Price Agreement

Typical Duration: 2–3 Weeks

STAGE OVERVIEW

Tender & Contract

The tender stage is where every element of your home is priced with precision. Unlike builders who rely on provisional sums (placeholder allowances that routinely blow out), OZ Dream Homes provides fully specified, fixed-price contracts. Our estimating team works through every item — structural, mechanical, electrical, plumbing, finishes, and external works — using current market rates from our trusted subcontractor network. You receive a comprehensive tender document that details every inclusion, so you know exactly what you are paying for. Once you are satisfied with the tender, we prepare the formal HIA (Housing Industry Association) contract, which protects both parties and clearly defines the project timeline, payment schedule, and variation process.

Questions About This Stage

A provisional sum is an estimated allowance for an item not yet fully specified — like "Allowance: $8,000 for kitchen appliances." If your actual selection costs more, you pay the difference. OZ Dream Homes specifies everything before contract to eliminate this risk.

Changes after contract execution are managed as formal variations — documented, priced, and approved by you before any work is carried out. There are no surprise costs.

Construction payments in South Australia are typically structured as: Deposit → Base Stage → Frame Stage → Lock-up Stage → Fixing Stage → Practical Completion. Each payment is triggered by an independent certifier's inspection.
